Description

The Bentley Redevelopment Project is a major urban renewal initiative to transform a historically underutilised 31-hectare site into a diverse, connected and sustainable residential community of approximately 800–1,000 new homes. This includes affordable and social housing, alongside new public spaces, improved connectivity and a stronger neighbourhood identity.

Two significant challenges included historic quarrying activities that required substantial ground remediation works before residential development could proceed and the need for concurrent planning and construction activities to expedite the development. This necessitated skilful management of community expectations and engagement to inform the future form of the precinct, including the future of several legacy buildings, while site works were already underway.

361 Degrees provided strategic engagement, communication and place activation support throughout the redevelopment, from Master Plan consultation through to construction contractor and community relations and development of a Place Plan.

Our role included:

  • Developing and implementing a robust Communications and Engagement Strategy that achieved Green Star accreditation requirements.
  • Leading communications and engagement for the Draft Master Plan, including consultation activities, outcomes reporting and management of the project’s online engagement platform.
  • Communicating significant site preparation, remediation and establishment works.
  • Supporting the community to have a meaningful role in shaping aspects of the redevelopment, particularly the future use of public spaces and community buildings.
  • Providing responsive contractor and community relations support, including managing enquiries, complaints and property damage claims.

Project Outcomes

The project has achieved several tangible outcomes including:

  • Green Star accreditation of the project’s Communications and Engagement Strategy.
  • Approval of the draft Master Plan and Scheme through Board and Ministerial processes.
  • Continuation of the Manning Community Markets at Hedley Park through the appointment of an interim operator and then a permanent operator who contributes to broader community activations and place initiatives.
  • Efficient completion of Stage 1 and commencement of an early land sales process, while remediation works continued on the next stage.
  • Development of the Bentley Place Plan by the Town Team Movement, bringing together local residents, businesses, community organisations, educational institutions, and government to identify priorities and opportunities for the broader project area.
  • Reuse of vacant community facilities including the former Community Garden and Scout Hall, through leasing to People Helping People to deliver workshops, life skills sessions and free community programs.
  • Strengthened local leadership and collaboration through partnerships involving Town 6102, Heartwood Collective and the City of Canning.
